Project Manager – Canal & Public Realm

Reports to:

Contracts Manager

Accountable to:

Contracts Manager

Main Objectives

To take responsibility for a development and to oversee associated construction teams to provide a quality product, on time and on budget, with delivery being in an effective, safe and professional manner. Site Managers must be organised, focused, have good time management and relevant experience

Key Responsibilities

To have read, understood and comply with the Company Policies & Procedures at all times

Comply with the responsibilities as laid down in the Company’s Health and Safety Policy, with ultimate responsibility for all Health and Safety matters on a development site.

Carry out weekly inspections

Continuous monitoring of HS&E on the development

Ensure that all relevant HS&E paperwork and inspections are completed fully and on time

Accompany the HS&E inspector on their site inspections if the Senior Site Manager / Site Manager are not available

Ensure the Construction Phase Health, Safety and Environment Plan and compliance documents are up to date.

Ensure that sub-contractors or direct operatives do not undertake any works on site where there is not an approved set of RAMS in place (both on WHDMS and the same available on site for signature). Ensure works are immediately stopped where this occurs

Undertake HS&E and Quality Inductions for operatives

Work with Technical Department to assist with the Design and Design Development of the breach (& associated) retaining structures, drainage, canal lining and canal construction, canal connection agreements (including liaison with CRT as necessary). Provide support and guidance on the same from specialist knowledge

Work with Technical Department to assist in obtaining any necessary Third Party Design Checks and providing comment into these

Work with Technical Department and Contract Manager to establish appropriate inspection and documentation regime to ensure sufficient records are obtained and maintained

Assist Technical Department on any other CRT related Licence to Discharges or Agreements as may be required across Watson developments

Create an eight week programme and communicate to the sub-contractors and any internal direct operative trades.

Ensure that material call off schedule charts are created and populated for each stage of the build

Co-ordinate sub-contractors, direct operatives and utility companies

Ensure that progress recording is up to date with progress and finishing schedules being created and updated at least weekly.

Work closely with wider site team and site managers of other areas of the development to ensure works are progressed in accordance with wider construction programmes so as to coordinate access and so not to cause delay elsewhere.

Monitor and inspect quality and site presentation to ensure the highest standards are being achieved and encourage continuous improvement.

Undertake quality inspections using WHDMS for the works you are responsible for managing

Ensure that any third party engineering inspections are undertaken at required intervals.

Ensure works completed comply with Engineering, Design and any Third Party standards

Ensure works completed comply with Sub Contractor Trade Specifications and Project Specifications.

Manage sub-contractor quality performance providing feedback to sub-contractors during internal progress meetings

Motivate, support and guide the site team, recognising and identifying excellent performance

Ensure that sub-standard performance is identified and remedied quickly via training, support (improvement plans) or disciplinary action.

Chair weekly sub-contractor progress meetings, ensuring accurate minutes are maintained and stored in accordance with Company procedures

Chair weekly programme and progress meetings with Contract Manager

Monitor prelim spend against budgets

Monitor variation orders and contra charges

Ensure time sheets for site teams are completed accurately

Ensure site team manage sub-contractors in accordance with relevant sub-contract conditions and commercial processes

Prepare an accurate electronic daily diary, ensuring labour numbers are accurately recorded together with detailed summaries of works completed.

Prepare and submit development progress reports at frequencies set by Company procedures

Ensure detailed and accurate weather records are maintained for the development in accordance with Company procedures.

Ensure the project is delivered in compliance with the Site Manual, Purchasing Process and all other Company Policies and Procedures

Always represent Watson Homes professionally in both personal appearance and conduct

Skills knowledge and aptitude

  • Proven experience of managing others through good communication.

  • Experience within the construction industry is essential.

  • Able to delegate work appropriately

Qualifications & Training
- Essential

  • HND (or equivalent) in a related discipline e.g., Civil Engineering, Project Management.

Qualifications & Training

  • Knowledge of project management processes and systems

  • Previous Project Management experience of successfully managing multiple projects within the relevant discipline / sector

Experience

  • At least 2 to 3 years experience in a similar role

Working relationships

It is important to form strong working relationships with both internal and external people. The focus in this role is:

Internal: Directly employed site staff, Contracts Manager, Procurement & Commercial staff, Directors

External: Sub-Contractors, suppliers, NHBC (or similar) representatives, customers and members of the public
