Land Appraisals & Design Development
Attend site visits with pre-construction team members
Prepare priced appraisal cost plans to support land submissions and then provide updates to this at each key stage (Planning Submission, Planning Achievement, Start on Site)
Review site constraints, risks and opportunities in conjunction with the Development, Technical and Design Teams to ensure cost effective design is produced and that effective cost mitigation strategies are pursued throughout the design stage.
Review planning stage cut and fill (where provided by the Engineer, or where the Engineer is not to provide one undertake the preparation of a cut and fill) and undertake costing analysis using standard rates and identify opportunities for value engineering in conjunction with Development, Technical and the Design Team.
Liaison with Consultant(s) to assist in production of viability appraisal to satisfy Local Authority requirements.
Maintain and update Prelim and Sitework rates.
Establish and maintain a detailed cost library including all elements of prelims, build and material costs, land abnormals and professional fees.
Establish and maintain detailed plot costing based on standard house types, build methods and fit out options to allow accurate costing to be selected for future land appraisals.
Prepare and maintain current take-off information, BOQ and material schedules for standard house types, typical build methods and fit out options to support Quantity Surveyors and Buyers in procurement requirements. Undertake site visits to validate accuracy in take-offs.
Ensure the sale price and pricing strategy templates are continually updated with live pricing from the cost library to ensure developments are costed to deliver required profit requirements.
Undertake reviews of build cost inflation considerations for both pre-contract and live sites using appropriate BCIS indices and ensure that inflation forecasts are accurately priced in future development opportunities.
Tendering & Development Costing
Prepare take-offs and BOQ for developments – including take-offs and BOQ for road and sewers, plot drainage, cut and fill and infrastructure works.
Preparation of material schedules to assist Buyers in procurement of relevant materials.
Undertake a review of abnormals and existing services, identifying diversions and obtaining quotations for all abnormals and diversions to allow accurate tendering.
Where required undertake pre-enquiry communication and pricing with key supply chain partners.
Packaging & distribution of pre-contract tender information & subsequent cost collation to assist in tendering of potential build contracts.
Ensure that development costing complies with all relevant standards (new home warranty, building regulation, employer requirements, contractor proposals etc).
Where requested prepare project CSA for developments.
In conjunction with Commercial Manager, Development Team and Finance prepare detailed Target Budget for developments to allow Quantity Surveyors and Buyers to operate within budgets set to deliver required profit outputs.
Provide input into post tender clarification and negotiations.
Prepare handover documentation for project stage meetings with the wider project team.

Have experience working in House Building

Have at least 3 years’ experience in a similar role
Be experienced in internal BOQ production

Internal: Directly employed site staff, Contracts Manager, Procurement & Commercial staff, Directors
External: Sub-Contractors, suppliers, NHBC (or similar) representatives, customers and members of the public
